Insuring buildings correctly
Residential buildings insurance protects against damage caused by fire, escape of water, storm and hail; natural hazards such as flooding or heavy rain are added through a natural hazards component. It is essential to have an accurate sum insured or a waiver of underinsurance so that full reinstatement is paid for in the event of a claim.
Special conditions apply to commercially used or mixed-use properties. Photovoltaic systems, outbuildings and outdoor facilities should also be expressly taken into account.
Protection for landlords
Anyone who lets property is liable as the owner for the condition of their land, for example if a passer-by falls on a pavement that has not been cleared. Property owner's liability insurance covers such claims; for owner-occupied single-family homes it is often included in personal liability insurance, but usually not for let properties.
Landlord legal expenses insurance covers, to the agreed extent, the costs of disputes arising from the tenancy, for example concerning rent payments, service charges or an eviction. In addition, loss of rent resulting from insured damage to the building can be covered under residential buildings insurance.
Protection for builders
Anyone who builds bears responsibility for the construction site as the builder. Builder's liability insurance protects against claims by third parties harmed by the construction project. Contractors' all-risks insurance covers damage to the structure under construction, for example from severe weather, vandalism or design defects.
In addition, fire insurance for the building shell should be in place during the construction period; it is often offered in connection with the subsequent residential buildings insurance. We coordinate these components so that no gap arises between the construction phase and completion.
Keeping track of several properties
Anyone who owns several properties often has policies with different insurers with differing terms and conditions. This makes it difficult to keep track and easily leads to gaps, for example if the sum insured was not adjusted after a modernisation.
We record your property portfolio, allocate the existing policies and examine whether bundling makes sense. If a property changes through conversion, extension or change of use, we adjust the cover in good time.
Frequently asked questions
Is my let condominium flat covered by my personal liability insurance?
That depends on the terms and conditions. Many tariffs include a let condominium flat, others do not. We will review your policy.
Does landlord legal expenses insurance apply immediately after conclusion?
As a rule, a waiting period applies before disputes arising from the tenancy are insured. There is no cover for disputes that already exist.
Do I need separate liability insurance as a builder?
That depends on the construction sum. Many personal liability tariffs include smaller construction projects up to a certain construction sum; for larger projects, separate builder's liability insurance is required. The limits vary from tariff to tariff.
Do I have to adjust my insurance after a modernisation?
In many cases, yes. A conversion or high-quality fittings can increase the reinstatement value. Please inform us of such measures so that we can review the policy.
